Initial Notice submission

The Initial Notice is generally issued within 2 working days of receipt of a completed PIF.

The allocated Registered Building Inspector (RBI) will complete a review of your project details and issue a Design Review letter including a predicted site inspection plan. We aim to issue this within 10 working days of receipt of the necessary information. We often significantly better this target and issue a design review within 2 working days of initial notice submission. Amended details are requested to address the queries raised.

Construction phase begins

During the construction phase, our RBIs need to inspect key stages of works. If you are uncertain what inspection stages are required – refer to your Principal Designer / Principal Contractor. Additional guidance can be found within our ‘Design Review Tracker’ document. Our RBIs are able to inspect key stages of works

Site Inspections records will be provided to the client and any relevant duty-holders. We aim to issue this within 24 hours following an inspection. The record will include any identified contraventions and time-scales required for their resolution.

Second invoice will be issued once the construction phase begins.

Commencement

A commencement notice should be issued to OWL BCS administration staff after the relevant stage of works has been met. Our admin staff will issue a link to our online portal to easily provide this information.

Completion/Pre-Completion Inspection

Compliance Declaration: Prior to the completion inspection – a compliance declaration is required from the client & the duty-holders (Principal Contractor/Principal Designer). Our admin staff will issue a link to our online portal to easily provide this information.

Works Complete: Once the construction phase is completed, please contact us to request a completion inspection. Any contraventions identified will be listed within the site inspection record. All outstanding items (contraventions/certification/justification) must be addressed prior to the final certificate being issued. The record will include the time-scales required for contravention.

Final Certificate

Once all items have been addressed – we will issue the final certificate to the relevant Local Authority and the client. This certificate is an important legal document and should be retained by the client for future use.
