Our services range from pre-submission advice to design assessment, authority consultations and inspections, providing whatever support you require, depending on your level of in-house capabilities.
The building control process can seem complicated, which is why many developers prefer to work with us to provide specialist support through every stage of a commercial project. This timeline illustrates all the steps in the process and typical timescales, from when you request a quote from us to the issuing of the final certificate.
Please request a quote by contacting us by email or go directly to our website www.owlbcs.co.uk. Please provide the relevant plans/details/description of the works proposed.
We aim to provide a quotation within 72 hours of a quote request.
Upon request – our admin team will provide a link to our portal system. By completing our Project Information Form (PIF) you are able to confirm our appointment as the Building Control Body.
First invoice is issued 6 working days after submission of the initial notice.
Once appointed (Completed PIF received) – we will submit the Initial Notice to the relevant Local Authority.
Our policy is to submit the initial notice 5 working days prior to works starting on-site.
The allocated Registered Building Inspector (RBI) will complete a review of your project details and issue a Design Review letter including a predicted site inspection plan. We aim to issue this within 10 working days of receipt of the necessary information. Amended details are requested to address the queries raised.
During the construction phase, our RBIs need to inspect key stages of works. If you are uncertain what inspections we required – refer to the Design Review issued or contact one of our RBIs to discuss. Please contact us to request an inspection.
Site Inspections records will be provided to the client and any relevant duty-holders. We aim to issue this within 24 hours following an inspection. The record will include any identified contraventions and time-scales required for their resolution.
Duty-Holders: Before the construction phase begins we will require notification of the duty-holders (Principal Designer/Principal Contractor) associated with your project. Our admin staff will issue a link to our online portal to easily provide this information.
Second invoice will be issued once the construction phase begins.
Commencement Notification: We will require a commencement notification 5 days after the relevant stage of works has been met. Our admin staff will issue a link to our online portal to easily provide this information.
Works Complete: Once the construction phase is completed, please contact us to request a completion inspection. Any contraventions identified will be listed within the site inspection record. All outstanding items (contraventions/certification/justification) must be addressed prior to the final certificate being issued. The record will include the time-scales required for contravention.
Compliance Declaration: Prior to the completion inspection – a compliance declaration is required from the client & the duty-holders (Principal Contractor/Principal Designer). Our admin staff will issue a link to our online portal to easily provide this information.
Once all items have been addressed – we will issue the final certificate to the relevant Local Authority and the client. This certificate is an important legal document and should be retained by the client for future use.
